Airbnb Property Management in Newport
A Newport short let is booked by people who come for work. Contractors on a job stay for weeks, and so do staff at the Royal Gwent and the Grange, and companies moving someone in. Families visiting fill the weekends. Those bookings are why a well-run property earns 30 to 50% more income than a tenancy, with no void periods.
We run all of it. We furnish and photograph the property first, then list it on Airbnb, Booking.com and Vrbo. We price every night, answer every guest, clean between stays, and send you a statement each month showing what it earned. Our fee only comes out of what the property earns; set-up costs are quoted and agreed upfront. Short term let management in Newport means all of that is done for you, and you can still block dates to use the property yourself.
Nine of the properties we manage are in Newport, so the demand here isn't something we've read about. It's the calendar your property would be joining. Work brings most of it. Contractors take a house for the length of a job, project teams book a bed each instead of four hotel rooms, and companies moving someone over the bridge pay for weeks at a time. That demand shows up on a Tuesday in November as readily as in July.
The two hospitals shape a lot of the rest. The Royal Gwent is on the west side of the river, close to the centre. The Grange is out at Llanfrechfa, past Caerleon on the north side, and nothing is walkable to it. Which side your property sits on decides which placement it wins, so a house in Pillgwenlly and a house out towards Caerleon go in front of different people. Staff on a six week rotation want parking outside, a washing machine inside and a bedroom they can sleep in at noon after nights. Trusts and agencies book that by the month.
Those stays are long, and length changes your numbers. Nights sold in blocks of weeks cost less to service than the same nights sold one by one, the property turns over less often, and the quiet weeks are already booked before they arrive.
Wales adds a test England doesn't. A self catering property is rated for business rates once it has been available 252 nights and let for 182, and it drops back to council tax, sometimes with a premium, if it misses either. Weekday working demand is what gets a Newport property near those numbers, but none of it is automatic, and we'll tell you if a property sits somewhere the working guest doesn't go. The rule bites hardest on a house that's half full.

What fills a short let in Newport
You already know the hospitals matter to Airbnb management in Newport; the Grange alone opened in 2020 with over 3,000 staff. The newer demand is industrial. The UK Government calls Vishay's Newport plant the UK's largest semiconductor facility. A £250 million investment in it was announced in March 2025.
KLA opened a 237,000 sq ft chip equipment centre at Imperial Park in 2025, with office space for 750 employees. Plants like those can bring engineers in for weeks. Stays arriving at our Newport houses between 1 September 2025 and 2 September 2026 averaged 16 nights. The booking shows us length, not purpose, but a stay that long sells two weekends in one booking.
Newport has event nights too. ICC Wales, off M4 junction 24, has a 4,100-capacity main hall. The Worldchefs Congress brought more than 1,200 people to it over four days in May 2026. The University of South Wales has five days of graduations a year booked there until 2028.
More than 10,500 people signed up for the Newport Marathon Festival in April 2026, and Rodney Parade holds 8,700. We price every night, so an event night at your property is priced as one.
Short let management across Newport and South Wales
Stow Hill, the city centre: The Gwent, 2 bedrooms, sleeps 4, under a mile by road from the Royal Gwent Hospital.
Pillgwenlly, by the docks: CapeHaus, 4 bedrooms, sleeps 13, street parking and free parking, and Ruperra Nine, 5 bedrooms, sleeps 12, each about 1 mile by road from Alexandra Dock.
St Julians: Deja Two, 4 bedrooms, sleeps 13, about 5 miles by road from the Grange.
Lliswerry: SoulHaus, 4 bedrooms, sleeps 11, about 1 mile by road from Rodney Parade.
Alway: OliveHaus, 4 bedrooms, sleeps 10, free parking, about 2 miles by road from ICC Wales.
None of the houses we run is in Caerleon, Rogerstone, Langstone, Magor or Cwmbran yet. Magor is in Monmouthshire and Cwmbran in Torfaen, so a property there answers to a different council.
Holiday let management in Newport: the rules in Wales
Newport City Council's lever is council tax. The premium is 100%, on long-term empty homes since 1 April 2024 and on second homes since 1 April 2025.
The business rates test, 182 days let and 252 available, has applied since 1 April 2023. A short let that fails it goes back onto council tax and can face that premium. Since 1 April 2026 an average of at least 182 days let over the previous two or three years also passes. The threshold is under review, with any change intended for 1 April 2027.
Since 20 October 2022, turning a home into a short let has needed no planning application in Wales unless the council removes that right with an Article 4 direction. Whether Newport City Council has made one is a question for its planning team.
Registration is national. Anyone taking bookings of 31 nights or less in Wales must register with the Welsh Revenue Authority by 31 March 2027. It's free, and a management company can register for you, though the responsibility stays yours.
Serviced accommodation management in Newport: what landlords ask
Do you need a licence to run an Airbnb in Newport?
Not yet. Licensing for self-catering lets in Wales became law on 27 April 2026, but it isn't in force, and the Welsh Government's working assumption is 2029. A licence will need gas and electrical safety certificates, carbon monoxide alarms, public liability insurance and a fire risk assessment.
Is Newport bringing in a visitor levy?
In January 2025 the council leader said there were no plans for one. As at October 2026 the Welsh Revenue Authority lists Cardiff as the only council that will charge it, from 1 April 2027.
Is the council tax premium the same in Cwmbran and Magor as in Newport?
Not in Cwmbran. Welsh Government figures for 2026 to 2027 show no home on a premium in Torfaen, which covers Cwmbran. Monmouthshire, which covers Magor, charges a 100% premium on second homes, as Newport does.
Can guests park on the street at a short let in Newport?
Only with a permit where the street has a residents' scheme. The council allows at most two resident permits per household and sells visitor permits in books of 10. Resident permits cover cars, motorcycles and vans under 1,524 kg unladen.
The free income estimate shows the figure for your property. Work crews book the Newport houses through contractor accommodation in Newport. The same team runs Airbnb management in Cardiff and Airbnb management in Chepstow. There are guides to short let rules in Wales, void periods and what hits your account.
