Airbnb management in South Wales: Newport, Cardiff, Chepstow and Ebbw Vale

Most landlords looking for Airbnb management in South Wales picture one market. In reality your property fills for the reasons its own town gives it. Work sites bring people to Newport, the stadium to Cardiff, the Severn Bridge to Chepstow and the Heads of the Valleys road to Ebbw Vale.
We manage homes in all four, and the calendars don't match. For guests arriving between 1 September 2025 and 2 September 2026, stays at our Newport houses averaged 16 nights. In our Chepstow apartments they averaged 8. A booking records how long someone stayed, not why they came, but those are two different calendars to run.
Short let management in South Wales: where we run homes
Every home we manage in South Wales sits in one of four places. In Newport it's houses in five parts of the city: Stow Hill in the centre, Pillgwenlly by the docks, St Julians, Lliswerry and Alway. They run from two bedrooms to five and sleep between 4 and 13.
In Cardiff it's one two-bedroom apartment in the Bay. In Chepstow it's three apartments in one building in the town centre, two with one bedroom and one with two. In Ebbw Vale it's a three-bedroom house that sleeps 8, the only one we run in Blaenau Gwent.
One team runs all of them. If yours is somewhere else in South Wales, it's worth asking. We'd rather say no than manage it badly from a distance.
What fills a short let in each place
Newport: work sites, the M4 and two hospitals
Newport is building data centres. Microsoft said in May 2026 that its new one in the city was nearing completion. Vantage's campus, planned for three, was still under construction that August. Builds like those use rotating specialist crews, and a crew wants a whole house for the length of the job.
The city has six junctions on the M4 to bring them in. The Royal Gwent Hospital lists over 370 inpatient beds, and the Grange in Cwmbran is the trauma unit for Gwent. A 16 night stay sells weekdays and weekends together, so your calendar has fewer gaps to fill. The neighbourhoods are on Airbnb management in Newport.
Cardiff: stadium nights and the Bay
Cardiff's biggest nights are at the Principality Stadium, which holds up to 80,000. Two concerts there in June 2026, one on a Tuesday, each closed the city centre's roads from 3pm to midnight. On a night like that your guest wants a bed they can walk back to.
Our apartment is in the Bay, just over a mile by road from the stadium. It's one apartment, so the Bay is the only part of the city we can speak for. The city, area by area, is on Airbnb management in Cardiff.
Chepstow: the bridge, the border and the paths
Chepstow fills from both sides of the border. About 32,000 vehicles a day were crossing the M48 Severn Bridge here before a lorry weight limit came in during May 2025. So someone whose work is on the Bristol side can stay in Chepstow.
The Wales Coast Path and the Wye Valley Walk start in the town, and Offa's Dyke Path starts at Sedbury Cliffs nearby. Stays in our apartments here ran to half the Newport length. So the same number of booked nights takes twice the changeovers, and each one is a clean to get right before your next guest arrives. The town's detail is on Airbnb management in Chepstow.
Ebbw Vale: the Heads of the Valleys road
In Ebbw Vale the road that matters is the A465. Its final 11 miles, between Dowlais Top and Hirwaun, re-opened as dual carriageway on 30 May 2025, completing a £2 billion upgrade. Prince Charles Hospital in Merthyr Tydfil is about 10 miles by road from our house. Its £300 million refurbishment is expected to run to 2028.
On the autumn 2026 timetable Ebbw Vale Town has two daytime trains an hour from Monday to Saturday. One goes to Cardiff Central and one to Newport. So a guest based in your house can work along the A465 or down the line. We run one house here, and what it booked over a year is on Airbnb management in Ebbw Vale.

Holiday let management in Wales: the 182 day test, the register and the levy
The demand changes from town to town. Most of the rules are made for the whole of Wales. Your short let is rated for business rates only if it was let for at least 182 days of the last 12 months and available for at least 252.
A property that misses it goes onto council tax, where all four councils charge a 100% premium on second homes unless an exception applies. A short year isn't final, though. Since 1 April 2026 the 182 can be met as an average across the previous two or three years. The test is worked through in short lets in Wales: the 182 day rule and licensing.
The Welsh Revenue Authority opened its register of visitor accommodation on 1 October 2026. If your property already takes bookings of 31 nights or less, it has to be registered by 31 March 2027, and that's free. A management company can do the registering, but the law leaves the duty with you.
The visitor levy is where the four part company. When the Welsh Revenue Authority's list was checked on 4 October 2026, Cardiff was the only council on it. The charge there is £1.30 for each guest on every night, on stays from 1 April 2027. Bookings taken since 28 September 2026 for those dates already count. The accommodation provider owes it and chooses whether to pass it on to the guest.
What short term rental management covers
The work is the same in Pillgwenlly as in Ebbw Vale. Your property is set up, styled, photographed and listed on Airbnb, Booking.com, our direct site and more. From then on we price every night, answer every guest, clean between stays, and send you a statement each month showing what it earned.
A Cardiff concert night and a Tuesday in Ebbw Vale aren't worth the same. Priced the same, one of them is wrong, and the gap comes out of your payout. You see every booking and every figure in your landlord portal, and the payout lands in your account each month.
Our fee only comes out of what the property earns; set-up costs are quoted and agreed upfront. Landlords we manage earn 30 to 50% more income than a standard tenancy with no void periods, because contractors, hospital staff, relocating families and weekend visitors all want the same rooms on different days. The full service is on Airbnb management for landlords.
An income figure for your own property
None of those four calendars is yours. What a three-bedroom house in Ebbw Vale booked can't tell you what a two-bedroom flat in Cardiff Bay would. The free income estimate takes your postcode, the number of bedrooms, what the property is let for now and how it's furnished. You get back a monthly range for your property as a managed short let, with a twelve-month total.
It's a starting point, not a quote. The range is what guests pay, before platform commission, cleaning and our fee, and it doesn't price in the Welsh letting test. We do that when we come back to you, along with what set-up would cost. If short lets look like the wrong answer for your property, we'll say so.
