What could your property earn on short lets instead of a tenancy?
The estimator above takes the postcode, the number of bedrooms, what the property is currently let for and how it is furnished, then your name, email and phone. It returns a monthly range for that same property, run as a managed short let, together with the twelve-month total and the difference against the rent you enter.
It is a starting point, not a quote. What one property earns turns on things a calculator cannot see: whether there is parking, whether there is a desk, whether it sleeps a family or a working crew with a bed each. It also turns on how near the property is to whatever brings people to that town: a stadium, a hospital, a construction site. We look at those before we put a firm number on anything.
What the estimate assumes
A property at the condition you selected, listed on Airbnb, Booking.com and Vrbo, priced night by night and actively managed rather than left to run itself. The estimate assumes the property is available all year and not blocked out for your own use, and the range is what guests pay before platform commission, cleaning and our fee. The comparison is against the rent you enter, so use what actually lands in your account, not the asking rent.
If the property is in Wales, whether it is billed for business rates or council tax turns on two numbers: available to let for at least 252 nights in the year and actually let for at least 182. Miss either and it goes back to council tax, in some councils with a premium on top. Wales also opened a register of visitor accommodation on 1 October 2026. The estimator prices none of that in. We do, when we come back.
What moves a property up the range
A second bathroom. Off-street parking. A dedicated workspace. Enough beds that a crew of six gets a bed each. Being somewhere people have to be on a given date rather than somewhere they might visit one weekend: an event weekend at the Principality Stadium, a staff rota at Southmead, a construction programme at Hinkley Point C. A property listed for weekend visitors alone leaves its weekdays empty. One set up for contractors, staff on placement and families relocating fills those weekdays.
What happens after you send it
We get back to you within an hour. You then get a range for your property specifically, laid out the way a payout arrives: gross bookings, minus platform commission, minus cleaning and consumables, minus the management fee, month by month across a year. With it comes what we would change before the property goes live and what the set-up costs would be.
Set-up costs are quoted and agreed upfront; our fee only comes out of what the property earns. We will say so if we think short lets are the wrong answer for that property.
