Airbnb Property Management in Burnham-on-Sea
Airbnb management in Burnham-on-Sea looks like a summer business, but the beach is only one of the two main things that fill a property here. The beach season runs from Easter to September, and your costs run all twelve months. The other is construction work, at Hinkley Point C and at the battery factory off M5 Junction 23. We run a seven-bedroom house in the town, so we already price every night here.
Our proof in the town is one house. The seven-bedroom house in Burnham-on-Sea sleeps 12 and has free parking. It's listed whole for a group and as seven separate rooms, each a room for two in Burnham-on-Sea.
For arrivals between 1 September 2025 and 2 September 2026, the average stay in our Burnham listings was 21.5 nights. Across everything we manage it was 13.4 nights. The booking system records how long each guest stayed, not why they came. A three-week stay means fewer changeovers, and every changeover risks an empty night you don't get paid for.
We furnish and photograph the property first, then list it on Airbnb, Booking.com and Vrbo. We price every night, answer every guest, clean between stays, and send you a statement each month showing what it earned.
Pricing every night is what decides a Burnham calendar. A house priced in January the way it's priced in August is priced for a beach guest who isn't there. You probably know that, and re-pricing every day still loses to the day job. Self-managing a short let or handing it over weighs that choice.
Our fee only comes out of what the property earns; set-up costs are quoted and agreed upfront. If you'd call it holiday let management in Burnham-on-Sea rather than Airbnb management, it's the same service and the same team.

What fills a short let in Burnham-on-Sea
The one you know is the beach. Somerset Council has wardens on it from Easter to September, with RNLI lifeguards from July. The Sedgemoor Local Plan, adopted in 2019, records "a general shortage of bed spaces in the district". Summer weeks aren't the hard part of your calendar.
The second is work. Up to 14,000 people were on site every day at Hinkley Point C in June 2026, and EDF's two worker campuses hold 1,496 beds between them. The rest live locally, at Pontins Brean Sands or in private accommodation, which is where your property comes in. Almost all workers reach site by bus, and the park and ride at M5 Junction 23 is about 8 miles by road from our house in Burnham-on-Sea.
Hinkley isn't the only site. Agratas said in April 2026 that over 2,200 people would be working within a year on its battery factory at Gravity, about 9 miles by road from our house.
That work is scheduled in years, not seasons. EDF's date for starting up the first reactor is 2030, and the people fitting it out need a bed for weeks at a time. Those bookings are why a well-run property earns 30 to 50% more income than a tenancy, with no void periods.
Short let rules in Burnham-on-Sea
Somerset Council's rule with a bill attached is council tax. Since 1 April 2025 the council has charged a 100% premium on second homes, meaning furnished homes that are no one's main residence. So if your holiday let stays on council tax, it can be charged double.
Whether yours stays on council tax is a national test, in place since 1 April 2023. A short let moves to business rates only if it was available for at least 140 nights and let for at least 70 in the last twelve months. You also have to intend to make it available for at least 140 in the next twelve. Stays over 28 nights don't count towards the 70, so a five-week winter booking in Burnham adds nothing to it.
There's no national register to join yet. GOV.UK says the mandatory scheme for England is expected to begin in March 2027, and the fee hasn't been published. The furnished holiday lettings tax regime ended for income tax on 6 April 2025, and income from a short let is now taxed under the same rules as any other residential let.
Questions Burnham landlords ask
Do you already manage a property in Burnham-on-Sea?
Yes. We run a seven-bedroom house here that sleeps 12, with free parking, let whole or room by room. We price every night of its calendar.
How long will Hinkley Point C keep workers in the area?
EDF's date for starting up the first reactor is 2030, a year later than its previous best case. In February 2026 it dropped a planned campus for 1,000 more workers and put its peak workforce at 14,000. The first phase of taking down Hinkley Point B, next door, runs until 2038. Nobody can promise you a workforce after that, so we'd set your property up for summer weeks too.
Does a short let in Burnham-on-Sea need planning permission?
Outside London there's no night limit. Permission is needed only where the letting is a material change of use, which Somerset Council decides case by case. Burnham isn't named on the council's Article 4 list. One bundled Sedgemoor entry has no document linked, though, so the list alone won't settle a particular street. The Sedgemoor Local Plan, in force until a new Somerset plan timetabled for 16 March 2029, supports tourism accommodation that extends the season.
Do you offer Airbnb or holiday let management elsewhere in Somerset?
We manage short lets in Bristol, Newport, Cardiff, Bath and Somerset, with the same team and the same standard in each. In Somerset that means Burnham-on-Sea, with Bridgwater and Weston-super-Mare inside the area we cover. Further into the county, we'd rather say no than manage a property badly from a distance.
The free income estimate shows the figure for your property. Bristol and Bath have their own pages, Airbnb management in Bristol and Airbnb management in Bath. The same workforce, seen from the guest's side, is on contractor accommodation in Burnham-on-Sea. The national rules are in short let rules in England in 2026.
