How much can a Bristol property earn on Airbnb? Four real properties

Most landlords asking what a Bristol property earns on Airbnb get a national average, which is the income of a property that doesn't exist. In reality the four properties below sit in the same city under the same management, and the smallest took under £20,000 in bookings last year while the biggest took over £34,000. The gap between them is the useful part, because the things that cause it are the things your property either has or doesn't.

Every figure is gross bookings from our booking system for arrivals 1 September 2025 to 2 September 2026: what the guests paid, before platform commission, cleaning and our fee. Occupancy is booked nights divided by 365.

The four properties

A one bed house in Bedminster. £19,903 in bookings, 61% occupied, best month £4,125 in October 2025. One bedroom, south of the river, and booked by people who stay for weeks rather than nights. Across our Bedminster listings the average stay is 25 nights, so the calendar fills in long blocks with few changeovers.

A two bed apartment in Hotwells. £23,568 in bookings, 50% occupied, best month £7,377 in November 2025. Two bedrooms on Cornwallis Crescent, near the Harbourside, and empty for half the year. It still took over £3,500 more than the one bed, because a night near the water sells for more than a night in Bedminster and the extra bedroom is paid for every time.

A four bed house in Patchway. £31,132 in bookings, 59% occupied, best month £7,644 in September 2025. Catbrain Hill in north Bristol, on the doorstep of Cribbs Causeway, Airbus and Southmead. Across our Patchway listings the average stay is 9.6 nights: working weeks, one team after another, with parking and a bed each.

A three bed house in Hotwells. £34,099 in bookings, 75% occupied, best month £20,325 in January 2026. Bear Yard Mews, one bedroom fewer than the Patchway house and nearly £3,000 more in bookings. Seventy five percent occupied is about 270 nights of the year sold, and one of those months took £20,325 on its own. A month like that doesn't come from weekend guests. It comes from one booking that stayed.

What moves a property up the range

Bedrooms set the ceiling, not the income. The four bed in Patchway earned less than the three bed in Hotwells. The two bed apartment sold fewer nights than the one bed house and still earned more. Bedrooms decide how much a night can be sold for, because they decide how many people can share it. They don't decide how many nights get sold, and the second number is the one that moves.

Location decides who books. Hotwells is a walk to the Harbourside and the centre, so it books relocating families, hospital placements and weekend visitors, and across our Hotwells listings the average stay is 19.8 nights. Patchway is the M5, the aerospace sites and the hospital, so it books teams for the working week and turns over twice as often. Both fill. They fill with different people on different days, and the property that's set up for its own guest is the one that stays full.

The mix of contractor and leisure decides the empty nights. Weekend guests leave Sunday to Thursday empty. Contractors leave Friday to Sunday empty. A property furnished for both, with parking, a washing machine, a proper bed in every room and photos that show a house rather than a honeymoon, sells the week and the weekend to different people. Across everything we manage the average stay is 13.4 nights, and 103 bookings last year were 28 nights or longer. That's the mix doing the work, and it's why the Hotwells three bed reached 75% while a purely leisure listing in the same street would sit at weekends only.

Direct bookings decide how much of it you keep. A direct booking pays no platform commission, so more of the gross reaches your payout. It also brings the long stays. The placement that books a month doesn't find you on a weekend app, it finds you through a booking site and a phone call, and that's the booking that made January on Bear Yard Mews.

What your Bristol property earns

The honest answer to the question in the title is a range, and your property sits somewhere between the one bed and the three bed above. Where in that range depends on which of the four things it has: the bedrooms it has already, the area it's in, whether it's set up for a contractor as well as a couple, and whether the company managing it can bring bookings that don't pay a platform first.

Put your current rent next to £19,903 or £34,099 and you'll see the gap before anyone has quoted you anything. That gap, once cleaning, linen and commission are paid, is where 30 to 50% more income comes from, and the calendar with no cliff in it is what no void periods means.

The limit: gross bookings aren't your payout. Platform commission, cleaning, consumables and the management fee come out first, and a projection worth reading shows every one of those lines before it shows you a total. The estimate does that for your property, using these four as the base, and it takes a minute.
